Crystal Springs Upland School: Below-Ground Gymnasium
Construction of the new gymnasium had to be partially under ground. Excavation and the building shell had to be completed before the rainy season. The project team used Construction Communicator™ to expedite contract administration, enabling them to concentrate on real problems. The system logged hundreds of RFIs and other documents, giving the team a way to get timely answers to important questions. With Construction Communicator, the project met its original opening date in spite of an unseasonably heavy storm (the “100 year storm”). Berkeley Central Library: Modernization of an Historic Library
The historic library needed to be renovated, enlarged and seismically strengthened, and yet retain is "art deco" character. Significant construction challenges included the need to underpin foundations of adjacent structures. The Construction Communicator™ online service enabled the project team to post and view RFI questions and answers about time-critical issues, and for the project manager to view, coordinate and help resolve outstanding items. Over the course of the project, the online service logged several hundred RFIs and submittals for shop drawings. Construction Communicator enabled everybody on the project team to see identical, up-to-date information. Required changes were identified and often approved within a few hours. This is in sharp contrast with the normal turnaround time of several days to a week. The service also reduced staff time in coordinating and tracking RFIs and submittals. Renovation and Expansion of Historic Burlingame Library
A required seismic retrofit for earthquake strengthening coincided with the need to expand this historic library and install up-to-date library technology. At the same time, the city wanted to retain the architectural look of the original 1935 structure, dubbed "the Jewel of Burlingame." In this, the first use of the Construction Communicator™ construction management system, the project team input all data and provided reports for outstanding RFIs, CCDs, submittals and change order requests. The construction project management system reduced the time needed to reconcile the RFI, submittal and change-order logs. Construction Communicator kept the project team up-to-date on the status of outstanding issues. The project was completed at a cost within 4% of the original contract price, in spite of changes due to evolving technology and the challenging historic restoration.
